A: I perform a Comparative Market Analysis (CMA), which looks at recent sales of similar homes in your neighborhood, current market trends, and the unique features of your property to ensure we price it to sell while maximizing your return.

A: Minor cosmetic updates (like fresh paint or decluttering) almost always pay for themselves. Major repairs depend on the current market. I can walk through your home with you to identify which fixes will actually increase your bottom line and which ones you can skip.
Q: What is the difference between a “Pending” and “Contingent” Status?
A: A Contingent status means the seller has accepted an offer, but the deal is dependent on certain milestones (like a home inspection or the buyer selling their own home). Pending means those hurdles have been cleared and we are moving toward the closing table.
Q: Do I need to be home for showings?
